Gifts of Property

When considering charitable giving options, many people assume their gift has to be made in cash. But gifts of property like real estate, a vacation home, special collections, equipment or other tangible personal property open up your potential to make a bigger gift than you thought possible. Not to mention a series of tax benefits.

Depending on your wishes and the specific type and nature of the items donated, CCFC may retain the gift or sell it and use the proceeds to help thousands of children in need.

For example, it may be possible to donate a vacation property, retain life use, and receive an immediate tax receipt.  New tax laws also make it possible for CCFC to receive mortgaged real estate.  It is also advantageous in some circumstances to donate property at death by will.  

Gifts of property are planned gifts that require careful coordination with your advisors and CCFC.  We work with you to set out a clear process of obtaining a valuation, developing a plan for the use or sale of the property, and ensuring the gift is implemented well. 

A gift of property allows you to expand your giving goals.  Here are some other benefits:

  • Tax receipt for the appraised market value
  • If the contribution exceeds the amount eligible for a tax credit in the year, the unused portion of the credit can be carried over for up to five years
  • Recognition and naming opportunities for the appraised value of the property
